Founded and operated by two Certified Real Estate Appraisers with over 25 years of combined experience, Valuation Pilot is committed to delivering only the highest quality valuations nationwide. Together with a strong team of valuation specialists, that consist of more than 20,000 real estate professionals (real estate agents, real estate brokers, appraisers, home inspectors, and commercial appraisers) we work together to deliver products that are efficient, accurate and accountable. Valuation desktop analysis (VDA)

In many cases, ordering just an appraisal does not paint a clear enough picture for a lender to close a file. There can be several errors, and deviations that flag a loan file for “at risk.” Valuation Pilot offers a Desktop Analysis to re-examine valuations.

The VDA uses a collection of tools to discover errors within valuation reports. This can be used for a current valuation, or one that is many years old. The VDA uses only information that is valid for the effective date of the original valuation.

Our highly knowledgeable review team & technology platform fine-tooth comb each report. We consider property characteristics, active and sold comparables, as well as the trending local market.

A VDA gives clarity to an imperfect valuation, it is priced competitively and available in a fraction of the time.

Valuation Reconciliations

Completed under the supervision of licensed and certified appraisers, the Valuation Reconciliation product offers our clients a clear view of market value. We understand that when there are discrepancies within multiple BPO’s or Appraisal’s there is a need to quickly resolve and understand why.

Our Valuation Experts review each report side by side, along with comparable data. They also provide a complete search of supplemental data, and compare it alongside the original valuation. This gives our clients a convenient, easy to read reconciled report that brings to attention any variances, and explains how the reconciled value is derived.

Rental Estimate

Home inspection (Property Condition Inspection)

Knowing the “true” condition of your assets is imperative!

Our property condition inspection is an effective, quick way for clients to determine the “as is” state of the property as well as the overall neighborhood condition.

Our local real estate experts perform through inspections in which they list out any needed repairs, along with an estimate (or cost to cure) to bring the property back to client desired quality.

BPO (Broker Price Opinion)

Valuation Pilot stands alone in the BPO servicing world by offering outstanding customer service.

In an industry that is being pushed to 100% automated, Valuation Pilot understands just how critical it is to have personal “human touch” to complete and the “human eye” to look at every BPO.

Our QC (quality control) process begins using our technology platforms data verify. This compares data within the valuation to data from both public and MLS records. Next the platform provides “comp assist.” Comp assist gives the reviewer a lineup of all similar and comparable properties. Comparable are taken directly from the MLS in the subjects’ market area. Finally, the reviewer analyzes all relevant information to insure the BPO meets the highest quality standards before it is delivered to our client.

Native to the State of Utah, Steve Mitchell has over 12 years of experience as a Certified Real Estate Appraiser and business Owner. In addition to his valuation expertise, Steve has extensive experience in management with both small business, and large corporations. While working in the corporate environment for over 5 years, he designed and directed the processes for more than half a million properties, gaining high ratings for his work in the Single Family Rental space.

Passionate about providing accurate values for his client’s (portfolios), Steve is devoted to finding the perfect process to help clients secure their assets. His unparalleled ability to service the most difficult and unique properties in a timely manner sets his work apart. He is passionate about his craft and works with care to provide consistent exceptional service while continuously expanding his knowledge to stay ahead of market and industry changes. Thinking outside the box, he offers his clients the most productive, accurate values possible.

Christopher Wilson

Over the past 10 years, Christopher Wilson has specialized in real estate valuation and review. Starting and growing his own successful real property appraisal firm, while also providing review and quality control services to large corporations. He personally has completed valuation services on thousands of properties giving him the knowledge and ability needed to solve any problem thrown his As a former Utah state boxing champion and Naga grappling champion, Christopher has used his diligent work ethic and drive for success personally and professionally. He prides himself in providing clients with valuations and services which are reliable and efficient. Christopher believes that real estate valuation is the opportunity to problem solve and provide clarity in an always changing and evolving industry.
